Europe and its neighbouring markets are entering a multi-decade infrastructure build-out. AI compute demand is outpacing available power. Grid operators, landowners, and developers are sitting on assets — land, permits, substation capacity, offtake relationships — that have real value but no clear path to capital. On the other side, infrastructure investors have capital and mandate, but limited bandwidth to originate, diligence, and structure deals at the site level across fragmented, permit-heavy, technically dense markets.

Long before a project is investable, it has to be technically credible. Our team evaluates the fundamentals that determine whether a site can actually support a data center or energy asset:

  • Grid connection capacity and timelines — from existing high-voltage infrastructure (110kV lines, new substations, phased MW availability) through to interconnection queues and buildout horizons
  • Power mix and sustainability profile of the local grid, and how that translates into ESG and offtake positioning
  • Permitting sequencing — what needs to be secured (land use, environmental assessment, grid deposit) and in what order, since getting this wrong stalls a project by months or years
  • Fiber and connectivity infrastructure availability
  • Ancillary value levers: battery storage integration for grid services and cost optimization, and waste-heat offtake opportunities that can materially change a site's economics

Capital Structuring

Not every project needs — or can support — the same capital structure. We build multi-layered investment structures tailored to a project's risk profile and stage:

  • Phased capital needs mapped against construction and permitting milestones, rather than a single lump-sum ask
  • Structures that separate land/development risk from operating/offtake risk, so investors can enter at the risk-return level they're comfortable with
